Fees & charges

Landlord fees

 

  • For a let only service equivalent to 8.5% of the gross yearly rental for the preparation of the Tenancy Agreement and taking up references prior to the commencement of the Tenancy.

  • Letting with management 4% initial letting fee.

  • For full management 12% of the gross monthly rental for the duration of the letting. 

  • If tenant withdraws or fails referencing.  the referencing fee will be charged to the Landlord from £35.00.

  • £40 for carrying out any periodical inspection of the property when it is empty between lettings.

  • To oversee or project manage large works or structural improvements/refurbishment will incur a 10% uplift on all bills minimum charge £500.00.

  • EPC £45.00. Normal floor plan charge ranges between £30.00-£60.00, depending on the size of the property.  However, floor plan is optional and if done with EPC is discounted.

  • Preparation of a Section 21 Notice £75.00.

  • £175 fee for annual renewal of tenancy.

  • Rent increase notice Section 13(2) £95 fee.

  • Rent Guarantee Warranty (12 months cover) from £209.00.

    1. Full reference check from £25.00 per person checked.  Credit check ONLY £20.00

    2. 'Right to Rent' check, which checks prospective tenants right to live in the UK, via their passports, visas and other legal travelling documentation £10.00.

  • SMART Inventory check-out fee from £109.00.  Fee varies upon the size of the property.

  • Fee to protect tenant deposit (with MY DEPOSITS) £24.00.

  • To re-protect the tenant deposit as SPT (with no rent increase) £25.00.

  • Key cutting £10.00 plus cost of keys.

  • Supply of smoke alarm, £40.00.

  • Supply of CO2 alarm,  £50.00

  • Pre-tenancy smoke alarm test (if not carried out by inventory clerk) £35.00.

  • We will charge £2.50 for every copy statement requested by the landlord.

  • Virtual Tour Package from £125.00.

Example:

​

  • Rent Value = £1000.00 x 12 = £12,000.00

    • Less Let Only Fee 8.5% = £1020.00.

    • Total net income = £10,980.00 per annum

  • Rent Value = £1000.00 x 12 = £12,000.00

    • Less initial management fee 4% = £480.00

​

  • Rent Value = £1,000.00

    • Less Management fee 12% = £120.00

    • Total net income = £880.00 per calendar month
